New PRAS tool sends real-time email alerts for land document recordings, now available to Klamath County residents

Klamath County, Oregon – Klamath County has released a new tool that will let property owners keep an eye on their land records and feel more at ease. PRAS, the Property Recording Alert Service, is now available and free to use.

The County Clerk’s Office runs the software, which automatically sends an email to subscribers whenever a new document is recorded under a name that is monitored. Each warning has a direct link to the record, so owners may immediately look at it and, if they need to, download it to read it. Officials claim the service was set up to make things more clear and give residents more power over what happens with their property.

One of the best things about PRAS is how fast it is. Notifications are delivered on the same day a document is recorded so that property owners know about changes that affect their names. The alerts also provide little bits of information that make it easy to keep track of things without having to go through extensive records.

You may keep an eye on up to ten party names with just one email account. Property owners who need to keep track of more than 10 names must sign up with another email address. County officials say that people with common last names may get notifications concerning documents that have nothing to do with them. In some situations, checking the link will show if the record is useful.

PRAS doesn’t work with third-party monitoring services like LifeLock, and it doesn’t stop papers from being recorded against a property. The Clerk’s Office in Oregon must accept any document that fits legal standards, even if there are issues about who owns it or if it is real. Because of this, people are advised to see the alerts as a tool to stay informed rather than as a way to keep others from using them in the wrong way.

Notifications will only happen when new recordings are made. Residents must search the Records Research Room for documents that were submitted before they signed up. This room is still the main place for all county land records. People who own property in more than one county or state will need to register with each local government separately, since the alert system only works in Klamath County.

The Clerk’s Office already collects statutory fees to pay for the service, so it doesn’t cost taxpayers anything extra. The county wants property owners to use PRAS as another way to protect themselves from fraud, mistakes made by clerks, or unanticipated activities regarding their property.
